There is a lot of talk about ANSI and how LiDAR programs can comply with the ANSI standard. The simple fact is: ANSI requires measurements from exterior dimensions. LiDAR takes measurements from interior dimensions. The two are polar opposites.

The fact is that Lidar uses interior measurements and estimates exterior dimensions. Sounds a bit risky; how much do they use for the width of the exterior wall? Is brick, vinyl, cement fiber board, or concrete block all the same widths? No. So how can they estimate an exterior thickness and be in compliance with ANSI? ANSI could solve this dilemma with one new rule. Let’s say they recommend that exterior walls are estimated at six inches or half a foot. Sure, a few would be off just a little. But, the majority of measurements would be within just a few sqft and if Realtors were required to all use LiDAR measurements in every MLS listing and never use tax records, The MLS database or essentially “Big Data” would be dramatically improved. So much so that every CMA and appraisal and even AVM would be so much more accurate it would change the industry. The future is LiDAR and if ANSI would change one rule and NAR would make one new rule, and they would join together to make this happen, the real estate industry would truly reach modernization.
